This information may be helpful in answering some of the frequently asked questions about Renaissance Village.

Renaissance Village will be approximately 18 acres located along Philadelphia Pike within the limits of Claymont. The community will have buildings consisting of 1,200 units total

The construction of the clubhouse is scheduled to open upon the completion of the first home units.

No. Since the roads are public, the community cannot be gated.

Each home will be individually owned. However, the responsibility to maintain the community and its lasting beauty rests with your Homeowners Association. To insure maintenance and reduce the cost of said maintenance no structure can be installed. All house furniture and barbecue equipment must be placed on patios or porches.

Public open space will be dedicated to Claymont DE, which will maintain it, once the construction is completed in that portion of the community.

Private open space will be owned and maintained by Renaissance Village Homeowners Association. The community walking trails located on private open space are for the use of residents of Renaissance Village and their guests only.

Once the streets in the community are completed they will be dedicated to Claymont DE, which will plow and maintain them. Until that time, the Developer will perform those tasks.

Each home may have up to two dogs, two cats or one of each. Any pet outside must be controlled on a leash at all times. In addition, pet owners are responsible to remove their pet droppings immediately.

Every person who owns a home at Renaissance Village becomes a member of the Homeowners Association. The Association maintains the community clubhouse and private open space. In addition, it creates and administers the rules and regulations of the Association. The Association is governed by a Board of Directors. While the Developer currently controls the Board, there will be several committees consisting of volunteering homeowners. Each home gets one vote in Association elections.

Each home is responsible to pay a monthly Community fee. The fee has initially been set at $180.00 per month. These funds will be used for professional property management to maintain private lawns, open green area, landscaping in the community, snow removal to maintain the clubhouse and pool, to provide for the exterior maintenance and essential replacement of the exterior elements of your home, insurance for the clubhouse, pool and association officers, and other community responsibilities and services the Board of Renaissance Village Homeowners Association feels are appropriate.

In addition, you will pay your homeowners insurance on the structure of your home, which is approximately $28.00 per month payable to the Association which will maintain a blanket insurance policy for all the homes at Renaissance Village. There is also a capital reserve contribution of $500 paid by each homeowner at settlement. This contribution helps to ensure that your community is in good financial health. Part of the monthly community fee and reserve contribution will go into a reserve fund to maintain sidewalks, driveways, roof replacement, exterior repairs, etc.

In each marketing brochure you will find a list of standard features in each home. Within 30 days of signing an Agreement of Sale, you will meet with our Selections Specialist to decide on which standard or option items you would like to choose.

The estimated annual taxes will be about $2,400.00 for Claymont, County and school taxes. Claymont’s annual tax will be approximately $500.00.  Like most areas in Delaware, the County will provide local police service and trash removal will be by private hauler.

With energy costs going up, your home is not only easier to maintain but it is energy efficient as well. Our goal is to provide you an energy efficient, comfortable and more economical home. The County provides public water and public sewer. Delmarva Power provides gas and electric services to your home.

Central air conditioning, standard ranges, washer and dryer connections are electric. Your monthly bills for these items will vary depending on how warm or cool you prefer your home and how much you use your appliances.

Until the roads in the community are paved, it is not possible to predict specific delivery dates. However, your new home should be ready 6 to 8 months after you sign your Agreement of Sale
